Feasibility and Outline Proposals (RIBA Stages A B C)
At this stage clients may have only an outline idea about their space requirements, or may already have a detailed design brief. Restrictions and constraints imposed by existing buildings and the site, and town planning and other statutory requirements are considered in detail at this stage, together with project budgets. The client can then make a decision to proceed from a range of costed options.
Scheme Design (RIBA Stage D)
More detailed drawings and other information are prepared for submission to the Local Planning Authority and related statutory bodies. Further design work is carried out by structural and services engineers and other consultants at this stage to ensure that the scheme submitted will meet technical requirements.
Technical Design and Information (RIBA Stages E F G)
Following planning approval, the technical aspects of the project are developed to provide drawings and other information for Building Regulations and other technical statutory approvals. The proposals are then finalised for issue to contractors for tender. Specialist input from engineering consultants and specialist suppliers and manufacturers is coordinated into the overall design at this stage.
Tenders and Construction (RIBA Stages H J K L )
Tenders are invited from an agreed list of contractors, and following acceptance by the client work commences on site. CAMM Architects will monitor the progress of the works, hold regular progress meetings, and make periodic inspections of the works as they proceed. CAMM Architects will also issue certificates to reflect the value of work carried out by the contractor, and certify Practical Completion of the works prior to handover to the client.
